Corman Park Council gave the go-ahead on Monday, November 21 for Phase 2 of Edgemont Park Estates, a 52-lot country residential subdivision in South Corman Park.
The Edgemont Park Estates subdivision is in close proximity to three other existing country residential developments: Grasswood and Wood Meadows and Casa Rio.
The developer, Prairie Lane Estates Ltd, previously received approval for Phase 1 of the Edgemont Park Estates, a 47-lot subdivision, in October, 2019. The application for Phase 2 involved rezoning the balance of the quarter section from Country Residential 4 district with a holding provision (CR4-H) to Country Residential 4 District (CR4).
Lot sizes in Phase 2 of the Edgemont Park Estates subdivision range from 0.2 hectares (0.5 acres) to 0.46 hectares (1.13 acres). The larger lot sizes in the subdivision are located along the outside perimeter of the development, providing complementary lot sizes to the larger lots in the adjacent Grassswood subdivision.
A total of 4.36 hectares (10.75 acres) was set aside in Phase 1 of the subdivision as Municipal Reserve for development of recreational and green space areas.
According to a report presented to the RM of Corman Park November 24 council meeting, the proposed development meets a unique market demand for smaller acreage lots.
ASeventy per cent of Phase 1 lots have been sold, and 30 per cent of Phase 2 lots are sold, accoding to the developer’s website.
Meanwhile, another proposed country residential subdivision northeast of Saskatoon was deferred for a second time by Corman Park council at the November 21 council meeting.
Eagle Heights Country Estates is a proposed 95 lot multi-parcel residential development directly east of an existing hamlet called Eagle Ridge Estates. The development is accessed from Highway 41, Range Road 3042 and Fleury Road.
Residents of Eagle Ridge expressed concern at both the November 21 council meeting and the one prior to that about the proposed development.
Several councillors also noted that with increasing development in the area, the limited road access from Highway 41 is problematic. The RM is currently looking at options for additional access, all of which would require the RM to build all-weather roads.
